The site lies close to the centre of Tetford, Lincolnshire, and encompasses an area of former pasture covering approximately 700 square metres. Planning permission was granted by East Lindsey District Council for the construction of a bungalow with attached garage, new vehicular access and services. Lincolnshire County Council Conservation Services noted that the site lies close to the line of a former Roman road, with Roman pottery found in the immediate vicinity. The site of a medieval watermill is also thought to lie nearby, while the remains of a medieval moated site and settlement are present to the north and north-east. In view of this, ELDC requested that an archaeological watching brief be carried out in conjunction with the development groundworks, and LAT was commissioned by the developer, Louth Building Services Ltd., to provide the required archaeological services. Attendance was undertaken between the 31st of October 2006 and the 30th of January 2007, but in spite of the site's apparent potential, no evidence for ancient occupation was revealed in the areas investigated. The deposits that were uncovered appeared to have lain undisturbed for a considerable period of time, and it seems probable, therefore, that the site has been used simply as pasture for many generations. Anecdotal information gleaned from local inhabitants also suggests that the site was subject to periodic deliberate flooding in order to provide a sufficient reservoir of water to power a watermill to the east of the site, which might have also contributed to its preservation.
