Ecus Ltd were commissioned by AEE UK 12 Ltd in September 2013 to prepare a Desk-Based Assessment to inform the planning application for a solar farm near Coombeshead Farm, Diptford, in South Hams, Devon, situated at National Grid Coordinate SX 75103 5375. This study has identified no overriding historic environment constraints which are likely to prohibit development. There is no risk of directly impacting a designated asset. Examination of the ZTV and assessment of settings identified three designated heritage assets that might represent sensitive receptors to the proposed development, comprising Lower Coombe and two buildings at Coombeshead Farmhouse. In both instances the proposed development is considered to result in a limited change to the positive attributes of the heritage assets' setting amounting to less than substantial harm. Any harm will be mitigated by the retention and management of existing hedgerows and woodland blocks as well as planting new trees. The site is situated within an area of agricultural land beyond the medieval and post-medieval occupation at Coombeshead and Crabadon. Overall it is considered the archaeological potential within the site is low. This is defined as the potential for the presence of low density prehistoric activity which is likely to have been severely truncated by cultivation.
