A desk-based revealed that no known significant archaeological remains existed within the site, though potential remains of medieval date could be expected along the frontage of the High Street. The site occupied the northern part of the site where the potential for archaeology was considered to be low. The presence of a 'downwash' deposit, recorded during the geotechnical investigation, did raise the possibility of buried early prehistoric remains. Since the 17th century the site had been used as formal gardens, kitchen gardens, paddocks and games fields. The formal garden of the 18th century, illustrated by John Harris, was considered to be of local importance only. Given the position of the site outside the Area of High Archaeological Potential, the uncertain nature of the 'downwash deposit' and the potential for surviving deposits associated with the 18th century formal gardens, it was recommended that a watching brief be carried out during groundworks.
