A desk-based assessment was undertaken in advance of the proposed redevelopment of the site. The report concluded that the fact that the study area contained a known site and the surrounding landscape contained a number of other sites signalled the area as having archaeological interest, a fact highlighted by the area's designation as an Area of High Archaeological Interest by the Borough Council. The exact location of a known Roman tile kiln on the site could not be determined from the SMR entry alone, nor did this indicate whether or not there were associated structures with this kiln, or indeed more than one kiln in the area. The precise location of the wash pits found at the time of the hospital's construction had not been recorded either. As such it was important to regard the development area as one of high interest. What was not clear from the published record was the depth at which the structure was encountered. It may have been discovered and exposed because in its locality the overlying made ground was shallow. Any archaeological deposits with the study area may have been afforded some protection by the levels of made ground present in the area. The dumping of spoil during the construction of London Underground predated the hospital itself. As a result, any foundations and pipes associated with the hospital in areas of deep made ground may not have had a devastating effect on the relevant archaeological levels. Prior to the construction of the hospital the study area consisted largely of arable land and pasture, which would have had a minimal effect on the below ground archaeology of the area, with the exception of possible damage from ploughing. The presence of the made ground implied that superficial groundworks such as road construction and landscaping would have no impact on below ground archaeology. Former structures such as Greenman Farm along the south-western boundary of the area which might possibly have had medieval origins would not be directly affected by the proposed development. Areas proposed as open space and landscaping contained up to 1.8m of made ground. The report confirmed the archaeological potential of the areas proposed for development but that the potential impact was only likely for a small proportion of the site designated for new residential development.
