A desk-based and buildings assessment was undertaken at 57 Broad Street, Worcester (NGR SO 8489 5495, Grade II Listed Building 488613). It was collated on behalf of ESA Architects for The Crown Estate, which proposes to link the rear of the unit with retail outlets in Unicorn Walk by constructing a lightweight glass structure. Modifications and refurbishments to the ground and upper floors of the property are also planned. Broad Street is the main link road from the town to the River Severn and it is probable that this has been the case since the Roman period, when the site lay within the centre of the Roman town. The street was certainly in existence by the 13th century, but there is also evidence of an Anglo-Saxon defensive ditch circuit running on a parallel route along the south side of Broad Street, where the property under assessment is situated. The ditch enclosed the early medieval urban settlement and High Street. The burgage plots off Broad Street were c 8m wide and extended back to the former Powick Lane to the south. Excavations at Deansway adjacent indicate that there is a high potential for surviving Roman, early medieval and medieval remains within the site. Documentary sources indicate that the plot occupied by 57, Broad Street housed a building by the 16th century. Some of the original fabric of this structure survives within the first rear wing of the current 18th/19th century units. Several Georgian elements have also been retained, including the second rear wing which contains an unusual set of horizontally loaded sash windows along its upper floor, facing west. An adjoining property (no.55) was formerly part of the existing building and it is likely that the partition wall, concealed from the exterior by modern weather boarding, retains a timber-frame of possible 16th-18th century date.
