Abstract: |
The results of a desk-based appraisal and historic visual impact assessment (HVIA) carried out by South West Archaeology Ltd. on land at Duporth, St. Austell, in Cornwall, as part of the pre-planning submission for a proposed residential development. The proposed development would take place within the grounds of the Duporth estate, formerly held by the Rashleigh family, and during the 20th century part of the Duporth Holiday Village. The Grade II Listed house was demolished in the 1980s having reached a state of disrepair. The site itself is situated on the boundary between the house's grounds and the wider estate, in a field formerly used as an orchard in the 19th century. The World Heritage Site/Conservation Area of Charlestown, which includes numerous Grade II* and Grade II Listed buildings, is located approximately 0.6km from the site. The combination of topography and the presence of other modern developments mean that there will be no impact upon the setting of the World Heritage Site. Most of the other designated heritage assets in the area (two Grade II*, fifteen Grade II Listed buildings and two scheduled monuments) are also located at such a distance to minimise the impact of the proposed development, or else the contribution of setting to overall significance is less important than other factors. The landscape context of those monuments or buildings which would be important is such that they would be partly or wholly insulated from the effects of the proposed development by a combination of local blocking, and the topography, or that other modern intrusions have already impinged upon their settings. However, the construction and presence of a new, modern development in the landscape would impinge in some way on twelve of these assets (neutral/slight or negligible), and due to its proximity have a more serious impact on the Clock Tower at Duporth Farm (slight or negative/minor). |
