Archaeological monitoring and recording was undertaken by South West Archaeology Ltd. (SWARCH) at the request of Robert Fuller (the Client) during groundworks associated with the construction of a single dwelling on land at Predannack, Fradgan Place, Newlyn, Cornwall. The work was carried out by P.Webb between 12th and 18th September 2017 in accordance with a WSI (Boyd 2017) drawn up in consultation in accordance with a brief issued by Sean Taylor, Senior Development Officer, Historic Environment (SDOHE) Cornwall Council. The site is located in the centre of Newlyn, about 200m south of the crossroads at Newlyn Bridge and 25m east of the road to Land's End (B3315) in Chywoone Hill, at a height of approximately 25m AOD. The soils of this area are the well drained fine loamy and fine silty soils of the Denbigh 1 Association (SSEW 1983), overlying the Hornsfeld slate and siltstone of the Mylor Slate Formation (BGS 2017). The site forms part of a large garden south-west of No. 8 Fradgan Place and contains a concrete block outbuilding and footprint of a removed greenhouse structure. The site is within an area characterised by the Historic Landscape Characterisation as part of Newlyn's 'older core' now part of the Newlyn Conservation Area (CA), whose western boundary follows the south-western and south-eastern boundaries of the site. No intrusive archaeological works are recorded within Newlyn, though the CA has a detailed assessment. The site is adjacent to the post-medieval cobble road (MCO56784) at Fradgan Place, which is flanked by terraces containing several Grade II Listed Buildings (DCO11096, DCO11097, DCO12166, DCO12167, and DCO12832). The 1840 tithe award indicates that the site lay within orchard on the edge of the settlement.
