The excavation revealed a multi-phase site against Leyton High Road. Evidence for the earliest land use was in the medieval period when the site seems to have been ploughed and a boundary ditch dug. The ditch was back-filled between 1500 - 1550. This may relate to the enclosure of common land to create building development.
At the south of the site was an early eighteenth century building with associated floors and cobbling. Documentary evidence shows a late nineteenth century use of this property as a smithy. To the north of this property a late nineteenth century building was discovered. Beneath both of these buildings there was approximately a metre of stratified deposits including pitting, drainage channels, and post-holes.
At the north of the site an eighteenth century building consisting of two rooms was uncovered. This was the very east wing of Chingford Hall, Leyton High Road.
