Wardell Armstrong LLP (WA) was commissioned by Whitbread PLC to undertake an archaeological watching brief at the site of the former Playhouse Cinema, Sandgate, Berwick-upon‐Tweed, (NGR: NT 99856 52681). The watching brief was required as a fulfilment of a condition of planning consent and was undertaken in accordance with a Written Scheme of Investigation (WSI) produced in response to a request by Karen Derham and Nick Best at Northumberland Conservation, Northumberland County Council (NCNCC) for a programme of archaeological monitoring to be undertaken prior to development taking place.

The archaeological work was undertaken intermittently between 04/06/2018 ‐ 09/11/2018 and comprised the archaeological supervision of excavations within a defined area covering the footprint of the former Playhouse Cinema to the required formation level of the new development. The investigation revealed mid‐19th to early 20th‐century brick vaulted structures and associated stone walls, a brick floor with a central drainage channel and concrete and stone floors with evidence of industrial use. All these structures were situated along the northeast boundary. The rest of the site had been heavily disturbed by previous developments and no archaeological features had survived.
