An evaluation was carried out at a proposed development site which lay to the rear of a Grade II Listed Building dating from the early 17th century, within the medieval and post-medieval town of Epping. Desk-top study revealed that the earliest houses at Epping Heath had probably lain along the west side of the High Street, by the 14th century chapel and market place which lay to the south of the proposal site. During the evaluation, no evidence of medieval street frontage buildings was encountered, although 13th-14th century rubbish pits were found. The presence of the pits and the paucity of any other medieval features suggested that the main area of occupation in the medieval period had been focused along the High Strreet and had not extended into the backlands. However, post-medieval and modern disturbance may have accounted for the absence of shallower features from this period. A 19th century well lay centrally within the site, whilst two ditches were identified which may have represented the remains of drainage or boundary ditches, delineating the tenements in the backlands. Although they could not be precisely dated, these were likely to have pre-dated the early 19th century. The remains of two buildings pre-dating the 1838 tithe map were present, and a culvert which drained into one of the ditches was also observed. [Au(adp)]
