Desk-based assessment of the site of a farmhouse with ranges of outbuildings and barns, proposed for conversion to dwellings, identified that a moated homestead had lain to the north and west, and that seven further medieval moated sites had been recorded in the wider surrounding area. The farm represented an excellent example of the Victorian model farm genre. In the surrounding area, two Palaeolithic flints and several sites and finds of Iron Age date had been recorded. A small Romano-British hut had been excavated 1.5km to the south, and re-used Roman masonry had been noted within the fabric of two nearby churches. It was concluded that there was a strong possibility that Iron Age material could occur at the proposal site, and that any groundworks in the vicinity of the farmhouse, to the north or west, would be likely to expose remains associated with the moated homestead. It was noted that the conversion of the farm buildings into dwellings could destroy or cover up internal and external features, potentially including original fixtures and fittings, and that groundworks could reveal evidence of demolished buildings and services, and provide dating material for phases of activity. It was recommended that a geophysical survey should be initiated before the undertaking of any groundworks, and it was anticipated that a watching brief could be required. [AIP]
