A watching brief was carried out during the dismantling of a former hotel building and the excavation of foundation trenches at a residential development site. An earlier desk-based assessment and building recording exercise had determined that the central core of the Dingle Hotel had dated from the 18th century, and had preserved elements of a timber-framed structure. Cartographic evidence had established the presence of a 19th century barn to the east of the hotel. The gradual dismantling of the building revealed that the timber-framed sections identified at floor level had continued for the full height of the building, and supported the two wooden trusses. The composition of the superstructure was demonstrated to have been of very poor quality, comprising an array of re-used timbers forming no recognised style of timber truss. Two open cellars, one contemporary with the 18th century core and the second a later insertion dating to the conversion of the building into a public house, were located during the groundworks, the earlier cellar having been connected to the Dingle via a stone-capped culvert. Furthermore, a series of possible infilled cellars dating to the 19th century and a structure entered via sandstone steps were identified. 18th century glass was recovered from the infill of the culvert, and post-medieval pottery was recovered from dumped deposits within the 18th/19th century cellars. The results of the watching brief clearly established that the timber-framing and lathe and daub infill were integral to the original design of the building thereby suggesting, given the date of the panelling and the associated features, an original construction date in the late 17/early 18th century. Little evidence of the barn was found, although areas of cobbling suggested the preservation of yard surfaces and the location of a driveway and a path. [AIP]
