Abstract:		 Although no record of archaeology was discovered within the site itself, Roman, medieval and post-medieval remains were found to exist within the wider study area. The lack of archaeological records pertaining to the site was a result of no archaeological recording work having taken place there, and thus the archaeological potential was an unknown factor. The considerable amount of recent development on the site may have disturbed any archaeology so it was decided that a watching brief would be sufficient. [AIP]
