Abstract:		 An Historic Environment Desk Based Assessment and Heritage Statement to support the Planning Application for the construction of a new, block of studio flats and associated amenities and parking at 18 Agard Street, Derby. This report includes a description of the baseline conditions; an examination of readily available documentary, cartographic and known archaeological evidence; and identifies any known and potential cultural heritage receptor(s) within the application site and its surrounding area. It proposes a suitable mitigation strategy for archaeology and heritage, where such works are deemed appropriate. This report also contains consideration of the heritage setting and importance of designated and non-designated heritage assets within the study area of Number 18 Agard Street, as well as an assessment of the impact the proposed development would have on those assets, including the Friar Gate Conservation Area.
