Redevelopment of a number of modern multi-storey housing units is proposed as part of the Council’s ongoing estates regeneration programme. The site lies in an area of known archaeology and to ascertain if archaeology is present on the site some 5% of the areas where archaeology might survive will be evaluated to check for the survival of archaeological deposits and if present to define their date and nature. An ordered archive will be produced which will allow for a written report to be created. The report will consider the archaeology and its significance and the likely impact of the development and will inform a decision to be made as to the need for further work.The Townhill Park area was developed with housing in the 1960s, and it is proposed to regenerate the area. The works associated with the redevelopment will involve the demolition of 28 blocks and the construction of new houses and supporting infrastructure.The site until recently was agricultural land, with Townhill House (now the Gregg School) to the north and Townhill Farm (now demolished) to the south-east. The area remained largely undeveloped until the late 1960s-early 1970’s when the Townhill Estate was built, and Meggeson Avenue was constructed. There has been little archaeological work in the immediate area, and the estate was constructed without the benefit of archaeological intervention. The area has the potential for archaeological remains, most likely prehistoric, to survive in the grassed areas between the elements of the estate.
