There was one known feature of archaeological interest (an undated cropmark) within the area of the proposed development. This, however, lay within an area of sports pitches that had undergone significant ground remodelling, understood to have taken place after the date of the aerial photograph (1968) on which the cropmark was shown. It was likely therefore to have been severely affected or destroyed. There may have been parts of the site that had experienced minimal past disturbance. Where these coincided with proposed development entailing disturbance, further archaeological work may be required, probably in the form of either trial-trenching or a watching brief, prior to the development commencing. This could be made a condition of a planning consent. Two of the existing buildings on site - Neville House and Sheraton House- were good examples of Edwardian architecture and although not Listed were of some architectural merit. It was understood that these would be retained within the proposed scheme and any alterations made to them should be undertaken in a sensitive manner. Other structures included West House, Lodge House and Gardener's Cottage. In architectural terms these were of lesser quality, although the development brief suggested that their retention would be beneficial as local landmarks. The proposed development would not affect the setting of the battlefield of Neville's Cross or other features of cultural heritage significance. This was due to a combination of distance, topography, vegetation and the already urbanised nature of much of the surrounding area. The World Heritage site of Durham lay c.700m to the northeast and there was some intervisibility between the site and the historic core of the city, most notably from the towers of the cathedral. The Development Brief made clear that the scale and character of the proposed development must take this into account. [Au(abr)]
