A desk-based assessment was undertaken in advance of the submission of a planning application for the redevelopment of the site. The evidence indicated that the present site lay just outside of the monastic precinct of Chertsey Abbey and largely beyond the core of the medieval town of Chertsey. The earliest map evidence examined, however, indicated buildings fronted onto Colonel's Lane, with open land to the rear. It was most likely that the Rocque map showed a later expansion of settlement into this area. This was supported by the evidence from the Windsor Street/Colonel Lane Excavation, which indicated that sustained use of land, in the form of industrial activity, did not occur until the late 15th century; and very likely that settled domestic occupation of this part of Chertsey did not occur until the 19th or 20th century. The site may be said to lie in an area of comparatively high archaeological potential and was in fact within the designated 'Area of High Archaeological Potential', as defined by the Principal Archaeologist's Office, as well as within the Chertsey Conservation Area. Reasons had been indicated for supposing that a Roman and Saxon settlement may be in the general vicinity, and for regarding the general area as attractive for ancient settlement. It was recommended that a trial trench evaluation be carried out. [Au(adp)]
