This archaeological and cultural heritage desk-based assessment was prepared on behalf of Cowie Properties LLP and Landid Property (Sunderland) Limited in support of an application for outline planning permission for a mixed use development at Deptford Terrace, Sunderland. A study area of 500m radius around the proposed development site was examined. Historic mapping demonstrates that the area was largely uninhabited until the early medieval period and the site itself only became developed in the post medieval period with the advent of industrialisation. A brickfield, ironworks, shipyard and church were noted within the development site, later covered with terraced housing and then modern galvanising works and warehouse. The potential for heritage impacts as a result of the development is considered to be very low. The assessment concludes that no further built heritage survey, archaeological assessment or evaluation would be required.
