A desk-based assessment was undertaken on behalf of Michael Phillips, client of 89-90, King Street, Dudley (NGR SO 9426 9010; HBSMR ref. 12558). Documentary, cartographic and photographic sources were consulted as well as the Dudley Historic Buildings Sites and Monuments Record. A search was also made of the records held at the Dudley Archives and Local History Services. The subject site lies on the northern side of King Street, which runs parallel to the High Street and probably acted as a 'back street' to the medieval borough. The first map to show buildings on the plot is John Treasure's survey of 1835 in which an 'L' shaped building fronts onto King Street. There is no indication as to the function of the building at this time but as most industrial premises are depicted on the map, it may be assumed that this was housing. The 1st edition Ordnance Survey map of 1882-7 reveals the site to have been occupied by two semi-detached buildings, although it is unclear if they are residential or commercial premises. The Dudley Official Guide of 1935 includes an advertisement for a wine and spirit merchant, Rutland and Lett Ltd, operating from two premises in Dudley, including 89-90 King Street. Rutland and Lett Ltd was established in 1847 and it is possible the firm had offices on the site from that date. In the 1930s, a large warehouse was built on the site which survived until the late 1960s and or early 1970s. Other excavations within the medieval core of Dudley, such as at Green Man Entry and the former Hanson's Brewery have demonstrated good preservation of medieval features and it is considered that there is considerable potential for the survival of similar features on the subject site.
