A planning application is to be submitted to redevelop the site to provide 19 flats and 150m2 of office floorspace together with a basement car park and landscaping. A review of the existing information has identified designated and undesignated heritage assets within the study area which comprise: parks and gardens; Grade II listed buildings; and archaeological monuments and features dating to the Roman, Medieval and Post-Medieval periods. The significance of these heritage assets ranges from medium for the Grade II listed buildings to low for the parks and gardens; and archaeological monuments and finds. The potential for finding buried heritage assets within the study area is thought to be low for occupation sites and low for stray, residual finds. The application site has been developed since the early 20th Century prior to which it was cultivated land. The site received a direct bomb hit during the Second World War. Following site clearance the current land use of a single storey building was established. It is likely that the bomb damage would have truncated any archaeological deposits and therefore the potential of finding buried heritage assets is thought to be low. The proposed development will involve the excavation of a basement to a depth of c.5m across the majority of the site. This has the potential to truncate any potentially surviving archaeological deposits, however, the probability for this is thought to be low based on the archaeological and historical evidence. The significance of finding buried assets following the groundworks is low.
