Prior to the submission of a planning application for proposed alterations to 5 Market Place, Ambleside, Cumbria, Greenlane Archaeology was commissioned to carry out a heritage assessment for the property, which is a Grade II Listed building. This was intended to provide suitable information about the history of the building so that a better understanding of its development could be obtained, which could then be used to assess its significance. The documentary evidence is relatively limited for the early history of the property, which is considered to be of 18th century origin. Its location in the original market place for Ambleside means that it was depicted in various drawings in the early 19th century, and this and later map evidence demonstrates that it existed in essentially its current form by at least this date. Later information held in the 1910 valuation provides the only reliable details about owners and occupiers, and demonstrates that it was used as offices for a coach hire business, something which apparently started as early as c1830. A site visit revealed that externally the building has retained much of its original character, including a decorative shop window, sash casements, and early door in the front elevation. Internally it has been substantially altered and little remains of original features such as fireplaces, with one exception on the first floor, but the main structural elements such as the beams and trusses are still in place. As a Grade II Listed building, the building is statutorily protected and of local significance. While the proposals would impact on some areas of original fabric, these are of relatively low significance and would return the building to something closer to its original use.
