The desk-based assessment considered the archaeological potential of the site, and the likely impact on this of the proposed redevelopment. A recent survey indicated that the entire area of the site was sub-basemented, with slab levels between 8.81m OD and 9.43m OD. Details of the proposed development had yet to be finalised, but the proposed finished floor level (7.82m OD) represented a lowering of the sub-basement slab across the entire site. Pits for new services may involve deeper localised excavations. The report concluded that, although the potential was high in terms of the location of the site, most of the archaeological resource within the footprint of the existing buildings was likely to have been destroyed during construction. A potential 1m of horizontal deposits may have survived in a small area at the western limit of the site, though the full extent of modern disturbance here was unknown. No horizontal stratigraphy was likely to have survived over the remaining area. However, there may be isolated, truncated remains of deep cut features such as pits and wells. The impact of the redevelopment on such features was considered to be low. The main potential impact of the proposed development on surviving archaeology lay in two areas. Firstly, the new sub-basement would remove any deposits that may have survived in a relatively small area along the western limit of the site. Secondly, if any piled foundations, pits for services and other temporary works were to extend beyond the existing building footprint, archaeological deposits and features that may have survived below earlier shallow basements may be affected. Due to the uncertainty as to the extent of archaeological survival in parts of the site it was recommended that an archaeological watching brief be carried out during preliminary geotechnical investigations.
