The site is located on the west side of Fleet Square, an area of Lancaster that largely developed in the mid 18th century following the passing of an Act of Parliament for the creation of a quay in 1749. It is immediately north-east of Church Street, which is known to have been developed from at least the medieval period, was the site of part of the Roman vicus or civil settlement attached to the fort situated on the site of the present castle. Remains of Neolithic date have also been recovered from Church Street. The watching brief initially monitored the excavation of test pits, which revealed no archaeological features although deposits of up to 1.00m thick were recorded in one pit without natural being reached. Following this the excavation of footing trenches positioned across the site was monitored. While upper deposits containing some medieval and post-medieval finds were encountered, the most significant discovery was is presumed to be the former edge of the River Lune, denoted by an evident slope in the natural. The fill of this former channel contained pottery of late medieval and early post-medieval date, although early maps show that it was built on by at least 1778. Samples taken from the channel contained some medieal pottery but also iron working slag, iron ore, and organic material indicating open wet ground with elder trees in the local area. The most significant single find was a piece of carved stone, probably of medieval date and most likely from a window arch.
