ARS Ltd was commissioned by Union Property Development (Hexham) Ltd to produce a DBA in support of a full planning application for a new food store (Use Class A1) (2,177 sq. m) with associated customer car parking and servicing, a four storey 69 bed hotel (Use Class C1) (2,540 sq. m), 250 public car parking spaces, and associated means of access from Alemouth Road. Outline planning application for up to 1,600 sq. of A1 non-food A2/A3/A4 uses in two units with associated car parking. The land was occupied latterly by a Home Office 'bunker' in the late 20th century. The proposed development area lies in close to the medieval town of Hexham and is on land formerly occupied by potential burgage plots. There is also evidence for prehistoric and Roman settlement in the vicinity of Hexham, along the Tyne. A watching brief during ground investigation work in November 2018 revealed an alluviation layer across the site. There is the potential for archaeological remains to be preserved at the level of, or beneath this alluvium. The watching brief, in conjunction with historic mapping, has shown that the post-medieval and modern development on the site has been superficial and has likely had a minimal impact on any potential buried archaeological remains. It is therefore recommended that a scheme of trial trenching take place in order to evaluate the nature and date of any potential archaeological remains, particularly any which might be preserved at the depth of, or below the alluviation.
