Abstract:
This report presents the results of a heritage assessment and a building appraisal that were carried out by South West Archaeology Ltd. (SWARCH) for a residential development at The Barns at Old House, Yeolmbridge, Launceston, Cornwall. It was clear from the site visit that the barns had experienced a series of building phases and functions, with the barns having largely been readapted during the mid to late 19th century to accommodate a function of serving the significant slate quarry works that developed opposite the site. That being said, much of the physical evidence that would support this claim has been lost in recent years due to modernisation and some demolition. Nonetheless, an initial desk based assessment would suggest that the barns have the potential for earlier origins and for a function within a larger complex that served the 17th century or older Old House. The plans that were submitted by the agent have been commented on by SWARCH to reduce the impact of the proposed development and to retain as much of the remaining character and aesthetic as is feasible. The proposed development is broadly supported and it is felt to be well designed and with a good use of different materials. The only minor concern pertains to the proposed removal of the partition walls internally in Barn 1 and it is felt that a careful compromise is required to achieve the appropriate planning balance. It is recommended that the barns are fully recorded as part of any planning permission and that a programme of archaeological monitoring and recording is conducted during the conversion due to the high archaeological potential of the site.
