An archaeological watching brief was carried out during topsoil removal at 16 Asylum Road London SE15 2RL in advance of construction of two houses in the western half of the property's garden. Natural superficial geology (Langley Silt) was observed consistently across the excavation area. No archaeological finds were made.

A planning application for demolition of existing warehouse and workshop and erection of 18 artists' studios and 33 flats was approved subject to archaeological works. A desk study and subsequent watching brief was carried out. No significant archaeological remains were observed. A truncated probable former ploughsoil was found to overlie river terrace sands and gravels.
